Also, some people do not want to be in the \u201cspotlight\u201d and have a sign out the front of their home, unqualified buyers trudging through inspections (neighbours) or they might have a high profile in the public and do not want the media knowing they are selling their home. There are many different reasons why you will not see properties advertised.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">What are the advantages of an off-market sale?<\/h3>\n\n\n\n<p>To the buyer:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>A bargain price. There is often little, if any, competition, &nbsp;\u2013 you may find you are the only buyer who knows about the silent listing and this exclusivity can mean buying for a lower price than on the open market.<\/li><li>More likely the vendor will accept your offer \u2013 If the initially submitted offer is below market value and the vendor is in a distressed position, which is often the case, there is greater potential for the deal to be accepted.<\/li><\/ul>\n\n\n\n<p>To the vendor:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>A quick sale&nbsp;\u2013 if priced keenly.<\/li><li>Usually sold with more terms and conditions. When a vendor wants a low-key sale, the quickie sale is often subject to more conditions including shorter settlement periods, bigger deposits, or inclusive of any building faults.<\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">What are the disadvantages of an off-market sale?<\/h3>\n\n\n\n<p>To the buyer:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>You still have to find a property that meets all of your criteria \u2013 location, features, condition and price \u2013 so there may be more footwork<\/li><li>It\u2019s all about who you know and it takes time to build those insider relationships<\/li><li>No marketing materials means you cannot build a visual file of \u2018possible\u2019 off market investments<\/li><\/ul>\n\n\n\n<p>To the vendor:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>High possibility you will get a lower price than if you advertised your property<\/li><li>No chance to go to auction or leverage the enormous passive market of online viewers who regularly surf for investment or owner-occupied properties.<\/li><li>You may come out behind.
